For the Bookerty Platform, online reservations, payment flows, subscriptions, website services and channel manager services

These Terms of Use (the 'Terms') govern access to and use of the Bookerty website, applications, products, booking tools, payment flows, communication tools, Resolution Center, subscription services, website services, booking engine services, channel manager services and any other related services offered by BOOKERTY I.K.E. (BOOKERTY P.C.), trading under the name Bookerty ('Bookerty', 'we', 'us' or 'our').
Bookerty is registered in Greece with GEMI number 182411246000, EUID ELGEMI.182411246000, VAT number 802768101, and registered address Vasil. Konstantinou 3, Xanthi, Greece, P.C. 67100. You may contact us at legal@bookerty.com for legal matters and privacy@bookerty.com for privacy matters.
By accessing or using the Bookerty Platform, creating an account, publishing a listing, making or managing a reservation, using a paid product, or accepting a booking through Bookerty, you agree to these Terms. If you do not agree, you must not use the Bookerty Platform.
These Terms should be read together with the Privacy Policy, Cookies Policy, any applicable product terms, order form, pricing page, subscription checkout, cancellation policy snapshot, Resolution Center decision, and any written agreement signed with Bookerty.
1. Definitions

Accommodation: a home, apartment, room, hotel room, hotel, villa, studio, rooms-to-let unit or other accommodation listed through the Bookerty Platform.

Bookerty Platform: the Bookerty website, applications, marketplace, booking engine, host tools, guest tools, messaging, Resolution Center, channel manager tools, website products, APIs and related services.

Booking Engine: the Bookerty online booking and payment functionality that may be used on a Bookerty website product or other Bookerty-supported booking flow.

Channel Manager: the Bookerty channel management and connectivity service, operated directly or through third-party connectivity providers such as Channex, used to synchronize availability, prices, restrictions, mappings and reservations between systems.

Commissionable Booking Amount: the amount on which Bookerty service fees are calculated. Unless expressly stated otherwise, it includes the accommodation/reservation price and host-controlled mandatory charges such as cleaning fees, extra guest fees, pet fees or similar charges, and excludes statutory charges, the Climate Crisis Resilience Fee, Bookerty fees, payment processing recovery amounts, deposits, penalties, damages, dispute or recovery amounts, and any amount that cannot legally be included.

Guest: a Member who searches for, requests, books, pays for, uses or participates in a reservation or service through Bookerty.

Host: a Member who lists, manages, offers or provides an Accommodation or related service through Bookerty.

Member: any registered user of the Bookerty Platform, including Guests and Hosts.

Payment Processing Cost Recovery Amount: a recovery of actual online payment processing cost in a qualifying refund scenario, not a flat cancellation fee or penalty.

Reservation: a confirmed booking of an Accommodation or service through Bookerty.

Reservation Amount: the accommodation/reservation price for the stay before Bookerty fees, statutory charges, payment processing recovery amounts, deposits, penalties, damages or dispute/recovery amounts.

Service Terms: the listing terms, cancellation policy, house rules, price, availability, restrictions, check-in/check-out rules, included services and other terms applicable to a specific listing or Reservation.

Third-Party Platform: any third-party system, service or provider, including Stripe, Channex, OTAs, PMSs, channel managers, hosting providers, email providers, analytics providers, communication providers, banks, card networks and other external services used with or by Bookerty.
2. Bookerty role and contractual relationship
Bookerty is an online intermediation and technology platform. It facilitates discovery, communication, booking, payment collection, settlement support, dispute intake, Resolution Center handling, optional website services, optional booking engine services and optional channel manager services.
For accommodation reservations, the accommodation contract is concluded directly between the Host and the Guest. Bookerty is not the owner, operator, seller or provider of the Accommodation unless expressly stated in writing for a specific Bookerty-owned product or service.
Bookerty may act as a payment collection, settlement and platform fee facilitator through Stripe and other payment infrastructure. This does not make Bookerty the seller of the accommodation or the employer, agent, partner, insurer or guarantor of any Host or Guest.
Bookerty may be the seller or provider of its own paid products, subscriptions, website products, booking engine products, channel manager services, advertising services, support services or other Bookerty-branded services.
3. Accounts, eligibility and verification
To use certain parts of the Bookerty Platform, you must create an account and provide accurate, complete and current information. Natural persons must be at least 18 years old and have legal capacity to use the Bookerty Platform. Legal persons must act through an authorized representative.
You are responsible for maintaining the confidentiality of your credentials and for all activity under your account, unless the activity was unauthorized and you were not negligent. You must notify Bookerty immediately if you suspect unauthorized access or account compromise.
Bookerty may require identity, business, tax, payout, ownership, authorization, KYC, KYB, verification or compliance information from Hosts or other Members where required for payments, payouts, fraud prevention, legal compliance, tax compliance, platform safety or product access.
Hosts who wish to accept online reservations and receive payouts may be required to complete Stripe Connect onboarding and satisfy Stripe account capabilities, verification requirements and payout eligibility. Stripe may request further information, pause payouts, restrict charges or reject an account. Bookerty may store limited Stripe identifiers, status information, capability information, requirement status and masked payout display data needed to operate the service.
4. Host terms
4.1 Listings and Host responsibilities
Hosts are responsible for the accuracy, legality, completeness and ongoing currency of all listing content, prices, availability, restrictions, taxes, statutory charges, cancellation policies, house rules, guest capacity, amenities, photographs, licensing information, registration numbers, property data and any other information submitted to or approved for use on Bookerty.
Hosts must have all rights, licenses, consents, registrations, permits and authorizations required to list and provide their Accommodation and related services. Hosts must comply with all applicable laws, tax obligations, tourism rules, consumer rules, safety rules, building rules, data protection rules and third-party agreements.
Hosts remain responsible for the acts and omissions of co-hosts, staff, property managers, cleaners, contractors and any person acting for or on behalf of the Host.
4.2 Online reservations are optional
Hosts may choose whether to enable online reservations for eligible listings, subject to Bookerty product rules, verification and payment provider requirements. Hosts may also choose to use paid direct contact features or other Bookerty products where available. If online reservations are disabled, Bookerty may not process payment or settlement for off-platform reservations created through direct communication.
4.3 Direct contact details
Bookerty may offer paid direct contact features that allow Hosts to display contact details selected or approved by the Host, such as phone number, website, email, WhatsApp, Viber or other supported contact channels. Direct contact features are subscription-based or otherwise paid features unless Bookerty expressly states otherwise.
Bookerty is not responsible for any off-platform booking, payment, cancellation, dispute, tax issue, fraud, chargeback, guest communication or damage claim arranged outside the Bookerty online reservation and payment flow.
5. Guest terms
Guests are responsible for reading the listing, Service Terms, cancellation policy, house rules, price breakdown, statutory charges, Bookerty fees, payment terms and all checkout information before making a Reservation.
By making a Reservation, the Guest enters into a contract directly with the Host for the Accommodation and agrees to pay all amounts shown during checkout, including the Reservation Amount, applicable Bookerty fees, statutory charges, host-controlled charges and any other amounts disclosed before confirmation.
Guests are responsible for their own conduct and for the conduct of any person they invite, include in the booking or allow to access the Accommodation. Guests must leave the Accommodation in the condition required by the Service Terms and applicable law, reasonable wear and tear excepted.
6. Prices, fees and charges
6.1 Price transparency
Bookerty will display applicable prices, mandatory charges, Bookerty fees and relevant payment terms during the booking or purchase flow. Hosts and Guests must review the checkout or order summary before confirming a Reservation or purchase.
6.2 Bookerty fees for reservations
Unless a different written agreement, product page or checkout summary applies, Bookerty applies the following marketplace reservation fees, inclusive of VAT where applicable:

All Bookerty fees described above are inclusive of VAT unless expressly stated otherwise. Bookerty may update fee structures, thresholds, packages or product pricing prospectively. Changes will apply in accordance with the notice and change provisions of these Terms and any applicable law.
6.3 Commissionable Booking Amount
Bookerty fees are calculated on the Commissionable Booking Amount. The Commissionable Booking Amount includes the Reservation Amount and host-controlled mandatory booking charges, such as cleaning fees, extra guest fees, pet fees or similar charges where applicable. It excludes the Climate Crisis Resilience Fee, other statutory charges collected or reported under law, Bookerty fees, payment processing recovery amounts, deposits, penalties, damages, dispute or recovery amounts, and any amount that cannot legally be included.
6.4 Payment processing fees
For standard Bookerty marketplace reservation payments, normal online payment processing fees for successful reservations are absorbed by Bookerty within the applicable marketplace fee model, unless expressly stated otherwise in a specific product, subscription, order form or written agreement.
Subscription payments, website product payments, booking engine product payments, channel manager product payments and other paid product payments are separate from marketplace reservation payments and may have separate payment processing cost rules where clearly disclosed.
7. Online reservation payment flows
Bookerty uses Stripe as payment infrastructure for online reservations, saved payment methods, host payout onboarding, transfers, refunds, webhooks and subscription billing. Stripe's own terms and privacy disclosures may apply to payment, verification and payout processing.
For online reservations, payment may be captured immediately, authorized first and captured later, or deferred through a saved payment method, depending on the cancellation policy snapshot and payment rules applicable at the time of booking.

A Reservation may be created before money is captured where the applicable policy allows deferred payment or authorization. Stripe, card networks, banks and supported payment methods may affect authentication, authorization, holds, declines, processing time, availability and refund timing.
By selecting a deferred payment flow, the Guest authorizes Bookerty and its payment provider to save a payment method and to charge it off-session on the scheduled charge date under the applicable booking policy. Removing a saved payment method may affect pending or deferred reservations.
8. Failed deferred or off-session payments
If an initial off-session charge fails, the Reservation is not automatically cancelled solely because of that failure. Bookerty will notify the Guest and Bookerty operations, place the Reservation in payment_resolution_required status, and open a Payment Resolution Window.
Bookerty may make one automatic retry exactly 24 hours after the failed initial attempt. If the retry also fails, Bookerty will be notified again, no further automatic charge attempts will be made, and a manual Bookerty decision will be required.
A manual decision may include cancelling the Reservation, extending manual resolution, escalating the matter to support, involving the Host where appropriate, or keeping the Reservation active as an exception. If no successful payment capture occurs, there is no refund transaction, no Payment Processing Cost Recovery Amount and no Host payout.
9. Host payouts and settlement
Host payout timing may differ from Guest payment timing. Unless otherwise agreed or required by the applicable product flow, Bookerty transfers eligible Host payout amounts 24 hours after check-in, provided that the Reservation, payment, cancellation policy, no-show status, dispute status, Stripe status and payout eligibility are in order.
Bookerty may delay, hold, reduce, offset or withhold the affected payout amount where there is an open dispute, refund case, chargeback, host-fault issue, unresolved payment case, suspected fraud, legal compliance issue, Stripe requirement, payout restriction or other issue affecting that Reservation or payout.
Bookerty may deduct amounts owed by the Host from Host payouts, including Bookerty fees, refunds, host-fault costs, re-accommodation costs, dispute amounts, payment recoveries or other amounts owed under these Terms, where permitted by law and the payment flow.
10. Cancellation policies, no-shows and refunds
Each Reservation is governed by the cancellation policy snapshot shown and accepted at booking. Bookerty may offer predefined policies and system-validated custom policies. Hosts may not apply a free-text custom policy outside Bookerty's validation rules.

Cleaning fees are 100% refundable for pre-check-in Guest cancellations, except for narrow documented exceptions supported by Bookerty's policy engine. In full-refund windows, the Bookerty Guest Fee is refunded. In partial or zero-refund windows and no-shows, the Bookerty Guest Fee is not refunded unless required by law or expressly stated in the policy snapshot.
There is no flat general EUR 10 cancellation administration fee. Bookerty may retain or recover only an actual Payment Processing Cost Recovery Amount where all of the following apply: (a) a successful payment capture occurred; (b) funds were held for more than 7 days; (c) the cancellation is Guest-initiated; and (d) the Guest is entitled to a full or partial refund under the applicable policy.
The Payment Processing Cost Recovery Amount is not a penalty or flat fee. It reflects actual payment processing cost and is typically around 1.5% to 3% of the refundable Reservation Amount, depending on the real transaction cost. It may be shown separately in the refund breakdown where applicable.
In a Host-fault cancellation, the Guest is entitled to a full refund of the Reservation Amount, cleaning fee, Guest Fee and prepaid statutory charges. Any processing, re-accommodation, dispute, operational or recovery costs caused by Host fault may be recovered from the Host where permitted.
Bookerty may provide re-accommodation support or remediation handling, but does not guarantee that it will always find replacement accommodation or cover relocation costs except where expressly agreed in writing or required by law.
11. Reservation change requests
Changes after confirmation are permitted only through a request process and are not automatic. Guests may request changes to dates, number of guests, pets, extra charges or basic guest details where supported by the platform. A Guest may submit up to three change requests for a Reservation unless Bookerty permits otherwise.
The Host may accept or reject a Guest change request. If the Host does not respond within 24 hours, the request expires. The Host is not required to propose alternative changes.
If an accepted change increases the price, the Guest must pay the difference before the change becomes effective. If an accepted change decreases the price, any refund is subject to Bookerty operations review and is not automatically issued in the MVP flow. Bookerty may calculate the difference, review the case and process a refund where appropriate.
12. Resolution Center
The Bookerty Resolution Center is for reservation-linked cases and is not a general customer support inbox. It may cover refund requests, cancellation disputes, no-show disputes, Host cancellation or property-not-available cases, inaccurate listings, damages, extra cleaning, payment issues, Guest misconduct and Host misconduct.
Guests and Hosts may be required to provide evidence such as photographs, videos, screenshots, messages, timestamps, payment evidence, invoices, repair estimates, cleaning statements, technical records or other documents. Weak or unsupported claims may be rejected.
The Resolution Center may begin as mediation, but if the parties do not agree, Bookerty may make a binding platform decision for purposes of the Bookerty Platform, including refund, partial refund, rejection, payout hold, payout offset, account restriction or other platform enforcement outcome.

At launch, Resolution Center financial decisions are manually reviewed and approved by Bookerty. Automatic refunds may apply only to clear cancellation flows outside the Resolution Center. High-impact outcomes such as refunds, payout holds, damages, account restrictions or bans should not be decided solely by AI or automation.
12.1 Damages and extra cleaning
Bookerty will not automatically charge a Guest's saved payment method for damages or extra cleaning under the current specification. Hosts may submit a compensation claim through the Resolution Center. If Bookerty approves all or part of the claim based on evidence, Bookerty may request payment from the Guest, attempt to collect the approved compensation where legally, contractually and technically permitted, record an outstanding balance if direct collection is not feasible, and take appropriate account or enforcement actions.
There is no general damage claim cap in these Terms unless Bookerty states one in a specific product rule or decision. Any Bookerty Special Compensation is exceptional, host-side only, not automatic, evidence-based, capped at EUR 500 per booking or incident cluster, and must not be marketed or understood as insurance or a guarantee. Bookerty may seek recovery from the responsible Guest where allowed.
13. Messaging, reviews and content
Bookerty may provide in-platform messaging between Guests and Hosts. Members must not use messaging, listings, reviews or other content to mislead, harass, discriminate, threaten, abuse, spam, circumvent Bookerty fees, violate law, infringe third-party rights or upload illegal or harmful content.
Bookerty may access, process, review, moderate, retain or disclose platform messages and content where necessary for support, safety, fraud prevention, dispute handling, policy enforcement, legal compliance, security or service improvement, in accordance with the Privacy Policy.
Reviews must be honest, relevant, lawful and based on genuine experience. Bookerty may remove, restrict or moderate reviews that are fraudulent, retaliatory, irrelevant, discriminatory, abusive, misleading or otherwise breach these Terms.
14. Paid products and subscriptions
Bookerty may offer paid products and subscriptions, including Direct Booking, Website, Booking Engine, Channel Manager, Bundle and Custom products. Product availability, pricing, features and eligibility may vary by customer, accommodation type, agreement, country, technical setup or commercial offer.
Subscriptions may be monthly or yearly. Yearly billing gives 12 months of use for the price of 10 months. Subscriptions renew automatically unless cancelled before the next billing period. Monthly subscriptions operate as rolling monthly contracts.
If a Host cancels a subscription, the service remains active until the end of the already-paid billing period. Bookerty does not refund unused subscription periods, except where required by law or expressly agreed in writing.
If a subscription payment fails, Bookerty provides a 7-day grace period. If payment is not completed within 7 days, Bookerty may temporarily suspend or interrupt the relevant service until payment is completed.
Custom pricing is agreed through a separate offer or contract and then charged online. Custom prices are not standard public checkout prices unless Bookerty expressly makes them so.
15. Website and Booking Engine services
Bookerty Website products operate mainly as hosted services or subscription services depending on the package. The Booking Engine is a Bookerty service and may require an active subscription or monthly fee.

If the customer wants online bookings or online payments through Bookerty, additional Booking Engine fees, subscription terms, marketplace reservation fees or applicable online payment processing costs may apply according to the specific product and payment setup. These costs are separate from the one-off static website fee.
The Host/customer is responsible for ownership, renewal and lawful use of any own domain used with Standard or Prepaid packages, unless Bookerty expressly agrees otherwise. Bookerty may suspend, disable or remove a website, Booking Engine or related service for non-payment, illegal content, misleading information, abuse, infringement of third-party rights, security risk or breach of these Terms.
Unless expressly agreed otherwise, content supplied by the Host remains the Host's responsibility. Bookerty may use templates, code, design components, hosting infrastructure, integrations and technical materials owned or licensed by Bookerty. Export of a static site does not transfer Bookerty platform code, Booking Engine, databases, payment infrastructure, proprietary tools or third-party services.
16. Channel Manager services
Bookerty may offer a Channel Manager as a white-label connectivity and orchestration service using third-party providers such as Channex. The Channel Manager may synchronize availability, prices, restrictions, reservations, room/rate mappings and related data with OTAs, PMSs, booking engines and other systems.
The Channel Manager depends on third-party platforms, APIs, credentials, rate limits, network conditions, maintenance windows, data models, channel rules and the accuracy of data and mappings supplied or approved by the Host. Bookerty does not guarantee uninterrupted synchronization, error-free mapping, prevention of overbookings, prevention of stale inventory, uninterrupted third-party uptime or universal compatibility with all channels.
The Host remains responsible for reviewing, approving and maintaining correct availability, prices, restrictions, room/rate mappings, occupancy assumptions, credentials, taxes, policies and all operational data entered or approved by the Host. Where Bookerty assists with managed onboarding or mapping, the Host must review and approve the final configuration before go-live.
Bookerty will use commercially reasonable efforts to provide monitoring, queueing, retries, reconciliation, incident communication and support for in-scope Channel Manager services. Bookerty may rely on logs, webhook events, acknowledgement states, queue records, mapping records and third-party status notices when diagnosing incidents and allocating root cause.
Except to the extent caused directly by Bookerty's own managed configuration error, fraud, willful misconduct or gross negligence where liability cannot lawfully be limited, Bookerty is not responsible for overbookings, duplicate bookings, stale availability, pricing errors, unmapped inventory, delayed reservation delivery, failed synchronization, guest rehousing costs, lost bookings, lost profits, reputational damage, OTA penalties or consequential losses arising from Host data, Host approvals, third-party downtime, third-party API issues, Channex issues, OTA issues, PMS issues, rate limiting, force majeure or other external causes.
Any uptime commitment applies only where expressly stated in an order form or SLA. Unless expressly agreed otherwise, the sole remedy for an application-layer SLA breach is service credit for the affected service, and not uncapped damages.
17. Referral Program and Bookerty Points
Bookerty may operate a Referral Program. Referral rewards may be credited as Bookerty Points or, for eligible legal entities, paid against a valid invoice where Bookerty has agreed to a cash payout route.
Bookerty Points are loyalty or reward credits for use inside the Bookerty Platform. They are not cash, not electronic money, not a deposit, not a bank account balance, not transferable and not withdrawable by individuals. Unless Bookerty states otherwise, 100 Bookerty Points equal EUR 1 of eligible redemption value inside the Bookerty Platform. Bookerty Points do not expire under the current policy.
Referral rewards may become pending when a referred user registers, but become earned only after qualifying activity, such as a qualifying Bookerty booking, paid activity or other activity defined by Bookerty. Pending or earned rewards may be cancelled, reversed or deducted in cases of cancellation, refund, chargeback, fraud, abuse, duplicate accounts, self-referral, policy violation or non-qualifying activity.
Companies or legal entities may choose invoice-based payment where Bookerty allows it and where tax and invoicing requirements are satisfied. Bookerty may set minimum payout thresholds, payment cycles, documentation requirements and anti-abuse conditions. The recipient is responsible for all applicable taxes, reporting and legal obligations relating to rewards.
18. Taxes and statutory charges
Hosts are responsible for determining, collecting, reporting and remitting all applicable taxes, VAT, income taxes, tourist taxes, accommodation taxes, the Climate Crisis Resilience Fee and any other statutory charges, unless Bookerty expressly states that it will collect or report a specific charge under applicable law.
Statutory charges such as the Climate Crisis Resilience Fee are not Bookerty revenue. Where Bookerty collects such amounts through a payment flow, it does so only for pass-through, settlement, reporting or facilitation purposes as applicable.
Hosts must provide accurate tax, invoicing, VAT and business details where required. Guests must provide tax or invoicing information where they request an invoice or where required by law.
19. Suspension, restrictions and termination
Bookerty may suspend, restrict or terminate an account, listing, payout, Reservation, subscription, website, Booking Engine, Channel Manager or other service where necessary for non-payment, suspected fraud, safety risk, legal compliance, Stripe requirement, rights infringement, misleading content, unlawful content, abuse, repeated disputes, violation of these Terms, chargeback risk or platform integrity.
Bookerty may take immediate action in severe incidents, including misconduct, threats, fraud, safety risks, illegal activity, serious guest or Host harm, retaliation or evidence tampering.
20. Intellectual property
The Bookerty Platform, software, interfaces, designs, brand, trademarks, logos, templates, databases, workflows, booking engine, channel manager tooling and technical infrastructure are owned by or licensed to Bookerty. You may not copy, reverse engineer, scrape, misuse, resell, interfere with or exploit them except as allowed by these Terms.
You retain rights in content you submit, but grant Bookerty a worldwide, non-exclusive, royalty-free, transferable and sublicensable license to host, store, reproduce, display, translate, adapt, distribute, promote and otherwise use that content for operating, improving, marketing and protecting the Bookerty Platform and related services.
21. Privacy and cookies
Bookerty processes personal data in accordance with its Privacy Policy and uses cookies and similar technologies in accordance with its Cookies Policy. By using the Bookerty Platform, you acknowledge those policies.
22. Disclaimers and limitation of liability
To the maximum extent permitted by law, the Bookerty Platform and services are provided on an 'as is' and 'as available' basis, except for express commitments stated in these Terms or a written agreement. Bookerty does not guarantee that the platform will be uninterrupted, error-free, secure, always available, free from third-party failures, or that any Accommodation, Host, Guest, booking outcome, payout outcome, channel sync or dispute outcome will meet expectations.
To the maximum extent permitted by law, Bookerty is not liable for indirect, incidental, special, punitive or consequential losses, including lost profits, lost revenue, lost bookings, loss of goodwill, reputational damage, business interruption, guest compensation, OTA penalties, chargebacks, relocation costs, data loss or third-party service failures.
Unless liability cannot lawfully be limited, Bookerty's aggregate liability arising out of or relating to a paid product or service will not exceed the fees paid by the relevant Member to Bookerty for the affected service during the 12 months preceding the event giving rise to the claim. For free services, Bookerty's liability is limited to the maximum extent permitted by law.
Nothing in these Terms limits liability that cannot be limited under applicable law, including liability for fraud, willful misconduct, death or personal injury caused by negligence where applicable, or other mandatory non-excludable liability.
23. Indemnity
You agree to indemnify and hold Bookerty harmless from claims, losses, damages, penalties, costs and expenses arising from your breach of these Terms, unlawful conduct, inaccurate information, tax or statutory charge failures, listing content, Host services, Guest conduct, third-party rights infringement, damage claims, off-platform dealings, misuse of the platform, or data/mapping/availability errors caused by you or approved by you, to the extent permitted by law.
24. Changes to these Terms
Bookerty may update these Terms from time to time. Material changes will be communicated through the Bookerty Platform, by email or by other reasonable means. Changes will not reduce rights already vested in a confirmed Reservation unless required by law, necessary for security, or otherwise permitted by the applicable Reservation terms.
25. Governing law, complaints and contact
These Terms are governed by the laws of Greece, subject to any mandatory consumer protection rules that may apply. Unless mandatory law provides otherwise, disputes will be subject to the competent courts of Greece.
